Raining on Your Open House? Don’t Panic!

The kids are away, the carpets are vacuumed, and cookies are set out for visitors to enjoy as they wander down halls and inspect each room. As you prepare to open your home to prospective buyers you want to be certain everything is in its place and looks welcoming to a new family in search of a home. Unfortunately there are times when the weather doesn’t want to cooperate, and despite your best efforts to plan a date with sunshine you get the opposite.

What do you do in the event of a rain-drenched open house? Depending on the severity of the storms, it may deter people from visiting, but if you need to sell your home canceling and rescheduling might not be an option, either. In the event a bad forecast comes to spoil your day, it’s necessary to turn a potential problem into a positive.

If Nobody Shows Up

Even the most dedicated home searchers may balk on trudging through the rain to look at houses, and you might find yourself with a full plate of cookies at the end of the day. Don’t think if nobody comes to visit, however, that they can’t appreciate your home. Augment any online real estate listings of your home with your own personal slideshow. Take pictures of every room at different angles and upload them to a site like Flickr or Picasa to share with prospective buyers, and if you have a video camera you can make small films for use on YouTube. This virtual open house can increase awareness of your property.

If a Few People Show Up

More than likely any visitors will bring the weather with them. Be sure to have mats near the front door for muddy feet and be ready for wet umbrellas and rain gear. If it’s particularly cool and you have a fireplace, get it working to demonstrate the cozy atmosphere of your home. Have a pot of coffee on hand to warm up visitors, too.

Homes do well to sell themselves in beautiful weather, but in the event of rain there is still an opportunity to show off your house. Take care to prepare.
